Is Your Arbutus Home in a Flood Zone? How to Check
4 November 2026

You can find out whether an Arbutus home is in a flood zone in just a few minutes, for free, using FEMA's online flood map. Type in the address, read the zone letter, and you will know whether the home is in a high risk area where a lender with a federally backed mortgage will require flood insurance.
How do I look up the flood zone for an Arbutus address?
Start with the FEMA Flood Map Service Center. FEMA calls it the official public source for flood hazard information for the National Flood Insurance Program. Enter the street address, and the map shows the flood zone for that spot.
For a Maryland view, the Maryland Department of the Environment and FEMA run the Maryland flood maps site, which includes a Flood Risk Application where you can look at existing and preliminary flood information.
What do the flood zone letters mean?
Here is a plain English guide based on FEMA's FloodSmart explanations:
| Zone | What it means |
|---|---|
| Zone A | High risk of flooding. In communities in the National Flood Insurance Program, homeowners with federally backed mortgages must buy flood insurance. |
| Zones V and VE | High risk coastal areas with added danger from storm waves. Flood insurance is mandatory for federally backed mortgages. |
| Zones B and X | Moderate flood hazard, usually between the limits of the 100 year and 500 year floods. |
| Zones C and X | Minimal flood hazard, usually above the 500 year flood level. |
| Zone D | Flood risk has not been determined. |
Are Baltimore County's flood maps up to date?
Flood maps get updated over time. The Maryland flood maps site lists Baltimore County's riverine maps on its effective schedule for November 2023. Just across the Patapsco River, it lists Howard County's preliminary riverine maps for August 2025, which matters if you are also looking at homes in Elkridge. If a map change affects a home you own or want to buy, talk with your insurance agent about your coverage.
Does homeowners insurance cover flooding?
Usually not. FEMA's FloodSmart site says most homeowners insurance does not cover flood damage, and that 99 percent of counties have had a flood event in the past 20 years. Flood insurance is a separate policy, and you can buy it even if a home is not in a high risk zone.
FloodSmart also shares ways to lower the cost. An elevation certificate can help, and homes with basements in high risk zones may pay 20 percent more for flood insurance. For questions, the National Flood Insurance Program can be reached at 877-336-2627.
What should buyers and homeowners do next?
- Before you make an offer: look up the address on the FEMA map, and if the home is in or near a flood zone, get a flood insurance quote during your inspection period.
- Before you renovate: Baltimore County has floodplain rules in its County Code, and the Department of Permits, Approvals and Inspections can help at 410-887-3353. Its floodplain information page has the forms.
- If you see flooding: report it through BaltCoGo 311, and Baltimore County also asks residents to share flooding photos with MyCoast Maryland.
When I help buyers, checking the flood map is one of my first steps, right along with the inspection.
